Hammerson JV unveils revised plans for mixed-use scheme in London
November 12, 2018 – A joint venture between Hammerson and Ballymore has unveiled revised proposals for the regeneration of the Bishopsgate Goodsyard to create a 10-acre, mixed-use urban quarter in Shoreditch, east London.
The developers, along with FaulknerBrowns Architects, Buckley Gray Yeoman, Spacehub, and Chris Dyson Architects, have launched a consultation on the updated proposals for developing The Goodsyard site, which has been neglected since a fire in the 1960s.
According to the revised plans, two high-rise buildings have been replaced with lower building heights and focus is on flexible workspace and the creative industries. The tallest building in the scheme will now be 29 storeys instead of the earlier 46 storeys.
The project now provides a reduction of 1,000,000ft² of development, providing a lower density scheme with a greater diversity of uses. The scheme includes 1.4m ft² of offices and affordable workspace, 175,000ft² of retail and a 250-300 bed hotel.
A destination building for cultural space on Brick Lane is also proposed, in addition to exhibition space along the London Road beneath the elevated park.
The plans include more public realm with 5.9 acres at ground and as part of the proposed park on top of the Braithwaite Viaduct. The public realm will include landscaped spaces, cafés, restaurants and a hotel.
At street level, a new east-west pedestrian street from Brick Lane to Shoreditch High Street has been proposed.
Under the revised plans, the site’s heritage will be retained, with the Braithwaite Viaduct arches opened up to the public and the Oriel Gate restored to become the ‘gateway’ entrance to the site from Shoreditch High Street.
The 2014 proposals included tall residential towers along Sclater Street, which have now been replaced with mansion blocks of seven to 14 storeys based on local feedback. The plans include 250 new homes, of which 35% will be affordable.
