Mori begins construction on £4.48bn urban regeneration project in Japan
August 23, 2019 – Japan-based urban landscape developer Mori Building has commenced construction on JPY580bn (£4.48bn) urban regeneration project, Toranomon-Azabudai District Category 1 Urban Redevelopment Project, in central Tokyo.
Scheduled for completion by the end of March 2023, Toranomon-Azabudai Project will cover an area of approximately 8.1ha and will be located adjacent to Mori’s ARK Hills complex at the midpoint between Roppongi Hills and Toranomon Hills.
The regeneration project will link the existing Hills projects, creating a new international urban focal point as well as a new cultural and economic hub in Tokyo.
The mixed-use development will have a total floor area of 860,400m², including 213,900m² of office space and about 1,400 residential units.
Featuring seismic designs and technologies, the project will comprise extensive greenery totalling 24,000m², including a 6,000m² central square.
The Toranomon-Azabudai Project is intended to create a ‘unique people-centred space’ and will include offices, residences, a hotel, an international school, retail shops, restaurants and cultural facilities.
The project’s core theme is the 6,000m² central square offering ‘Green & Wellness’, while a significant proportion of the site, including spaces on top of podium buildings, will be covered with greenery.
Mori said in a statement: “100% of the electricity supplied to the entire neighborhood will be from renewable sources, which will meet the targets stipulated in the RE100 international environmental initiative led by the UK’s Climate Group.
“The mental and physical wellbeing of people living and working in the area will be supported with wellness programs involving medical facilities, sports facilities, a food market, restaurants and the environment of the central square.”
In 2018, Mori Building and Obayashi-Shinseiwa Real Estate have constructed and opened a new complex, Shintora-Dori Core, in the Shimbashi 4-Chome area of Tokyo.
The Shintora-Dori Core is located at the intersection of Shintora-Dori Avenue and Hibiya Street, and has 15 floors above ground and a basement floor comprising a total floor space of 17,500m² and total rental space of 10,000m².
