May 10, 2021 – FTK Construction Services (FTK) has been awarded a contract worth $19m for the low-income housing tax credit (LIHTC) rehabilitation of Bridgeview Village Apartments in Charleston, South Carolina.
Constructed in 1971, Bridgeview Village is a 100% affordable housing and is claimed to be the largest privately-owned affordable housing community on the Charleston peninsula.
The 22 acres property, located at 108 N. Romney Street in Charleston, comprises nearly 300 apartment homes in 26 two-storey buildings. The project is being developed by a partnership led by Standard Communities.
FTKs scope of work under the contract involves complete extensive interior and exterior renovations at Bridgeview Village over a 23-month period.
Installation of new parking lot pavement, new LED lighting, new perimeter fencing, new roofs, sidewalk repair, energy-efficient enhancements, paint, carpentry, windows, and extensive landscaping will be included under exterior renovations.
The interior renovation will include installation of new central heating and air conditioning, major plumbing and electrical upgrades, flooring, and new interior doors.
Additionally, kitchens will also be updated with new appliances, cabinets, and countertops, new bathroom vanities, toilets, and tub surrounds.
Designed by Hooker DeJong Architects, the project also includes construction of a new ground-up Community Center that will include fitness centre, a business centre, and an additional community space.
Standard Communities Southeast Production director Tommy Attridge said: “Access to safe and affordable housing was a priority prior to Covid-19, and the pandemic has only exacerbated the need in Charleston.
“Standard Communities is excited to expand our partnership with FTK Construction Services to ensure the creation and preservation of affordable housing in this critical time.”
